Common water problems in Stuart

Stuart has a mix of housing you don't see in every Florida town: condos on Hutchinson Island and along the river, older homes near downtown, and newer neighborhoods to the south and west. Each tends to have its own kind of water problem.

Leaks from the unit above
A failed supply line, toilet or AC drain upstairs can soak the ceilings and walls below. The association, your neighbor and you may each be responsible for different repairs.
Waterfront humidity
Homes near the St. Lucie River and Indian River Lagoon deal with high humidity all year. A small leak inside a wall turns into mold faster here.
Older plumbing
Some older homes near downtown and Rio still have aging supply lines and drains. Leaks often show up first as stains or soft spots in floors.
Storm water
Hurricanes Frances and Jeanne both came ashore near Stuart in September 2004. Wind-driven rain through windows, sliders and roofs is still one of the most common kinds of storm damage.

Condo water damage: who handles what

In most Florida condos, the association's master policy covers parts of the building, and your own unit policy (often called an HO-6) covers the inside of your unit. Exactly where that line falls depends on your condo documents and your policies.

Report the leak to management in writing, take photos, and call your insurance company. A restoration company can start drying your unit while the responsibility questions get sorted out.

How this works

You call and tell us your ZIP code and what happened. We connect your call to an independent, licensed restoration company that works in your area. They come out, look at the damage, and give you a quote.

We don't do the work and we don't charge you. The company you're connected with may pay us for the referral. Any price or agreement is between you and them.

Stuart questions

Water is coming through my ceiling from the condo upstairs. What do I do?

Stop the source if you can reach it, or ask management to shut off water to the unit above. Tell the association in writing, take photos, and call your insurance company. A restoration company can start drying your unit right away.

Is flood water covered by homeowners insurance?

Usually not. Rising water from storm surge or flooding generally needs a separate flood policy. Water from a burst pipe or a roof leak is a different kind of claim.

How long does drying take?

Often three to five days with commercial drying equipment. The company takes moisture readings to confirm walls and floors are actually dry before calling it done.

Do you cover Hutchinson Island and Sewall's Point?

Yes, along with downtown Stuart, Rio, Port Salerno, Palm City, Jensen Beach and Hobe Sound.
